Setting up Dynamic Pricing - Staylist PRO

Dynamic pricing is a great way to maximize income for your park during high occupancy periods, such as holiday weekends.

To set up dynamic pricing, there's two areas of Staylist PRO that will need your attention. The first area will determine how dynamic pricing is calculated, and the second area is setting up the parameters for the pricing changes.

To set up the base settings for dynamic pricing:

  1. In the main settings cogwheel, navigate to Account -> Settings -> Reservations.

  2. In the Rules and Preferences section (about halfway down the page), there is an area for dynamic pricing rules:

  3. Set the Dynamic Pricing mode based on your preference: calculate dynamic pricing based on all units at the park, or calculate dynamic pricing on category by category basis.

  4. In the Excluded Dynamic Pricing Categories, click in the box to add Unit Categories that you do NOT want factored into occupancy calculations for dynamic pricing (Add-ons/nonstandard units, for example).

  5. Be sure to save the changes at the bottom of the page!

To set up the Dynamic Pricing rules:

  1. In the main settings cogwheel, navigate to Reservations -> Dynamic Pricing.

  2. Click on the Add/Plus icon in the upper-right corner of Staylist to start creating a policy.

  3. Create a name for the new policy and hit Save.

  4. If applicable, click in the Categories box to select which Unit Categories this dynamic pricing rule needs to apply to. In this example, I've added my "50 Amp Electric & Water" and "Pull Thru" unit categories.

  5. In the percent modifier box, enter in the rate percentage increase for the first tier (above base rate). In the example, I'm adding 10% to the base rate.

  6. In the Starting Occupancy and Ending Occupancy boxes, enter in the percent occupancy you'd like this tier to apply to (Example, Starting occupancy 51%, ending occupancy 70%).

  7. To add additional tiers, click on the purple plus/add button.

  8. When adding additional tiers, the percentage modifier does NOT stack. In the example above, if I added a second tier to the rule, I would put 25 in the percent modifier, NOT 15.

  9. When adding additional tiers, the Start occupancy and End Occupancy cannot have any shared number values. For example, if I added a second tier, I would set the Start occupancy at 71%, not 70%.

  10. When all of the tiers are set up, click on the Dates tab.

  11. Assign a start date and end date when the dynamic pricing rule will be active. You can set multiple date ranges on a single dynamic pricing rule by clicking on the purple plus/add button.

  12. When all dates have been added, head back into the General tab, and click on the checkbox to the right of the rule name to set the rule as Active:

  13. When finished, be sure to save!
